To ensure you understand the basis of the holiday contract when you book your stay at Lydiate Barn, ‘the Property’, we Steven and Jackie Brown, ‘The Owners’, have laid out, as clearly as possible, the conditions on which your booking, as the Holidaymaker, is made. Nothing in these conditions affects your statutory rights.

  • Booking and Payment Terms 
    1. Upon receipt of a booking confirmation a binding contract shall exist between the Owners and the Holidaymaker subject to these booking conditions.  
    2. The Holidaymaker and all guests shall be 18 years or over when the accommodation is booked. 
    3. The holidaymaker shall pay a deposit of 30% of the total holiday cost for the Property for the intended period, to secure the booking. This is a non-refundable deposit subject to a National Lockdown as a result of Covid 19. 
    4. The Holidaymaker is responsible for the balance of the holiday cost, which shall be paid to the Owners 1 week prior to the commencement of the holiday. Failing which the Owners reserve the right to cancel the holiday booking and to forfeit the deposit paid by the Holidaymaker and the Holidaymaker shall have no claim against the Owners for compensation or reimbursement whatsoever. 
    5. A maximum of 4 adults, excluding animals, can stay in the accommodation for the duration. We regret we cannot accept persons under the age of 18 years at the present time.  

  • Cancellation
    1. The Holidaymaker should notify the Owners immediately and in writing of any intention to cancel the holiday booking. Insurance cancellation cover should be considered by the Holidaymaker.
    2. The Owners agree to do their utmost to re-let the accommodation if the Holidaymaker has to cancel, but this is not always possible at short notice and without taking out holiday cancellation insurance, the Holidaymaker would be liable for any monies owing. If the holiday accommodation is re-let, all monies paid to the Owners by the Holidaymaker will be refunded less a handling charge of £30.00. 

  • Website Details 
    1. The Owners aim to ensure that all of the information provided within our advertising and promotional material is correct and current when published.
    2. The Owners reserve the right to make alterations at any time, as we are always seeking to improve our services and facilities and shall endeavour to inform the Holidaymaker of any such alterations.

  • Your Holiday Accommodation 

During the period of the holiday, the Holidaymaker undertakes:

  1. To arrive after 3pm, on the afternoon and to vacate the Property by 10am on the departure date, unless prior arrangement has been agreed with the Owners. 
  2. That the number of people occupying the Property will not exceed the maximum stated for the Property in the Property descriptions, 4 adults. 
  3. That the Property will be used solely for the purpose of the holiday by the Holidaymaker and his/her party. 
  4. To allow the Owners and/or their representatives access to the Property at any reasonable time during the period of the holiday. 
  5. To keep the Property and all furniture, utensils, equipment, fixtures, and fittings in or on the Property in the same condition and state of repair as at the commencement of the holiday. 
  6. To ensure that at the end of the holiday the Property is left in the same state of order and cleanliness in which it was found. 
  7. To report as soon as possible to the Owner any breakages or damage caused by the Holidaymaker during the holiday and to reimburse the Owner with the cost of replacement prior to departure. 
  8. To notify all other members of the Holidaymaker’s party of these conditions. 
  9. That all property of the Holidaymaker, including cars and contents, is entirely at their own risk at all times and the Owner shall accept no liability for any loss, damage or injury howsoever caused. 
  10. To ensure that dogs are kept out of all bedrooms and are not allowed onto any furniture in any of the rooms. PLEASE NOTE A CHARGE WILL BE LEVIED for dogs. Dogs should not be left unattended in the Property. NB The Owners do not allow any other types of pets in the Property. 
  11. To ensure that our ‘no smoking’ policy in the Property is complied with at all times. 
  12. The holidaymaker shall respect the Owners, neighbours privacy and the local wildlife. 

  • Wellness Area 
    1. The Wellness Area will be open from 8am until 8pm daily. Use outside of these times is only by prior agreement with the Owners. 
    2. The Holidaymaker and their guests shall familiarise themselves with the Wellness Area, all equipment and the operating procedures. 
    3. The holidaymaker should familiarise themselves with the chemicals used in the pool. 
    4. The pool is 1.5m deep. No diving or jumping in the pool is allowed
    5. Surfaces can become slippery so appropriate footwear should be worn. No      running!
    6. The holidaymaker should not use the Wellness Area under the influence of drink or drugs.  
    7. The Owners accept no risk for any injury or accident in the Wellness Area. 
    8. No glass is to be taken into the Wellness Area.
